Legionella bacteria can cause the potentially fatal Legionnaires disease. It is crucial that residential landlords (and employers) meet their legal responsibility to consider, assess and control the risks of exposure to Legionella. In order to be compliant with Health and Safety legislation a Legionella risk assessment should be carried out by a suitably qualified and competent person. We strongly recommend that a Legionella risk assessment be completed at least every two years or before any new tenancy begins.
