The property owner and the estate agent are responsible for providing an EPC prior to selling or renting out a property. By the end of 2025, new Government rules mean that any home rented out under a new contract needs to have a C rating or above. By 2028, all rentals have to be up to that level. You may also need an EPC if you're applying for an energy savings grant. Our Domestic Energy Assessor will visit the property (often within 24hrs of receiving your booking) and conduct a thorough inspection and produce an EPC which accurately reflects a properties energy performance. We will also provide advice and recommendations as to how the EPC score could be improved.
An Energy Performance Certificate shows the Energy Efficiency Rating (EER) and an Environmental Impact Rating (EIR) of a property on an A-G scale (A being the most efficient and G being the least).
The rating is calculated following a non-invasive assessment of the property by a qualified Domestic Energy Assessor (DEA). This is typically based on: property age and type, wall type, lighting, main and secondary heating, windows, roof, hot water and floor type .
It is a legal requirement to have a valid EPC when a property is sold, let or constructed. There are some minimum energy efficiency standards in place for to letting properties, which are expected to increase in the future. An EPC is valid for 10 years.
For properties in England, Wales and Northern Ireland, you can find a copy of your EPC on the Ministry of Housing, Communities and Local Government’s (MHCLG) Energy Performance of Buildings Central Register. It might sound obvious but please make sure we have access to all parts of the property, including the loft and that we can view all external elevations. We will also need to view the boiler, hot water cylinder (or equivalent) and the gas and electricity meters so please make sure they're all available to us. Make sure low energy lighting can be seen. Please also have the loft ladder down so we can pop up there easily to inspect the loft space (if applicable). If you can remove any obstructions to enable us to view the loft insulation in place that will be very helpful.
If you know the year that your home and any extensions were built please let us know (we will research this if you don't know). If you have taken any measures that we can't see which improve the energy performance of the property (e.g. cavity wall insulation that has then been rendered over or painted) please let us know and provide documentary proof if possible for us to use as evidence.
